Is a Three Car Garage Worth the Extra Cost?

Is a three car garage worth the extra cost? This is a great question! It is one we always ask ourself before we start a new build. If doing a poll, I’m sure most would vote to do a three car garage, but the number one thing holding people back would be the cost and the space.

Yes, it does cost a little more to build a three car garage versus a two. It is extra square footage added on which will require more concrete, roofing, and building material, not to mention another garage door.

On the flip side, unlike the interior square footage of your home, it will not necessarily need heating/cooling, windows, or any fancy features. Most contractors estimate the extra garage space adding on anywhere between $6,000-$10,000 dollars.

So, considering the extra amount it will cost you, would you actually benefit from the extra space?

Owning more than 2 cars is a definite reason to build a 3 car garage. This will allow you a place to keep your cars out of the weather. It will also ensure guest will have plenty of parking area out in the driveway.

With our current home, we chose to build a three car garage. One of the reasons we decided to do this was because we have a teenage driver and it kept our driveway space free of cars. We love having that extra space for the kids to play ball, ride scooters, etc.

Another great reason to build a three car garage would be if you needed the space for storage. If you did not have a basement, this would be very beneficial in storing things like lawnmowers and tools.

Resale and practicality of a three car garage.

So, as far as whether the three car garage is very practical, well, that would be up to the person building it. Depending on your budgets, wants, and needs this would have to be evaluated by the individual.

As for us, we see it as being very practical and will be doing three garages again on our new home. It is practical for us because we have three drivers in our family, and in two years it will be four.

Although we have a use for a three car garage, the biggest reason we decided to add this with our new home was for resale value. Henry and I have been doing this for several years now and have learned a few things along the way. One thing we have learned is to remember things that either sell or deter a sell of a home.

I remember the day the buyers for our current home came to look. One of the major things on their wish list was a three car garage. Im not going to say this sold our house, but it did play a huge part in it!

So again, to answer the question: Is a three car garage worth the extra cost? I would most definitely say yes!

    Absolutely the bigger the garage the better. We actually have a 2 car garage that was or originally built with the home. And we just added a an additional garage attached to the house that holds three cars. No we don’t have 5 cars. But we have 2 plus a Polaris off road vehicle that we use in our neighborhood. And we will soon have a teen driver. 🤦🏼‍♀️

    Hi Brooke! We have a 2-car garage currently, but a 3-car garage is at the top of our wishlist for our next house. Between DIY projects and storage, we can almost never fit both cars in the garage and I miss having a clear driveway!

      Hello Zoe! I so agree, an extra garage is actually where Henry does tons of DIYs! And then of course, we have a teenage driver, so with three cars it is so nice to have the extra driveway space.
